Penzance is the main town in Penwith and where most of my work is concentrated. It's a short drive from my base in Longrock, which keeps callout times fast and costs down. The town has a wide spread of property types - Victorian townhouses, Georgian terraces, basement flats, and modern estates on the outskirts - along with a large private rental sector that generates steady demand for EICRs, consumer unit upgrades, and compliance work year-round.
The older properties in the town centre and down towards Newlyn are predominantly granite construction, and the wiring in many of them reflects decades of additions and extensions rather than a planned installation. Basement flats are common and come with their own challenges - moisture, limited access, and vaulted or low ceilings that make concealed cabling impractical without significant disruption. The mix of landlords and owner-occupiers means the work here is varied: EICRs and remedials for rental compliance, consumer unit upgrades, new circuits for changing heating systems, and light renovation work between tenancies. Parking in the central streets can be difficult and needs factoring into how longer jobs are planned.
A landlord in Penzance was moving the flat away from gas and needed two new dedicated circuits - one for an electric cooker, one for an electric boiler - in a small basement flat with a vaulted ceiling. A previous EICR had also flagged the consumer unit as needing an upgrade, so all three jobs were combined into a single visit.
